Marc, I would just like to say that The inspection you did exceeded my expectations. Everyone I have showed it to said "man this guy did a good job". I would also like to say that I always planned on negotiating a roof in this deal, but wanted something to back up my negotiation. I may lose this sale but think my offer was good. I offered them their full asking price with the inclusion of a new roof.  I can't see myself spending that much money on a house knowing that in one or two years I would have to replace a roof and an air conditioner. So with that said I think that you did an outstanding job and if I lose this sale and negotiate on another house I plan on using your services again.
